There are many homeowners that overlook their windows. Where it may seem like a more boring feature of a house, I can assure you that it is not.

They do more than just provide a pretty view and let you enjoy that natural sunlight every day. They can increase or decrease your curb appeal, home value, or overall comfort and function of your home.

Maintenance and proper installation are key, but at the end of the day, old windows often just need to be replaced.

Today, we'll go through the steps on what you can do as a homeowner to make sure your windows continue to do what they do best - Shine!

Do I Need Replacement Windows?

This is question our window installation team is often asked. How do I actually know if I need to replace all my windows? Here are a few simple things you can do to find this answer:

  • Do all your windows open and close properly? Remember that windows are another exit way in case of a fire or a similar emergency and you want to be able to utilize them for fresh air!
  • If air leaks in, out, or around the window. This is where efficiency comes in. If there is a passage for air to come in and leave, then money is literally flying out of the window. No one likes high utility bills or inconsistent levels of comfort in their home.
  • Notice any condensation or fogging that occurs on or between the glass? They're not working properly.
  • Appearance wise, chipping, deterioration, or water stains on or around the window. To put it simply, stain equals water damage equals mold. 
  • Outdated style or style that does not blend with the rest of the house. Windows shouldn't stick out in a negative way. You'd be surprised what new windows can do for the look of your home!

What are the Options for Replacement Windows?

When replacing your windows, you need to think about a few things:

  1. Style
  2. Color
  3. Material
  4. Energy Efficiency

In terms of style, you’ve got several options. 

Casement Windows:

Casement windows feature one hinged sash that swings out, welcoming the breeze in. These windows are coveted for their clean, uncluttered views and effortless operation.

Awning Windows:

Awning windows are hinged at the top and open out like a casement. They’re often placed above or below other windows – and over doors – for extra ventilation and light.

Double-Hung Windows:

Double-hung windows have two sliding sashes providing efficient ventilation. Raise the lower sash to allow in a cool breeze. Lower the upper sash to pull hot air from the ceiling outside.

Single-Hung Windows:

Single-hung windows offer the same timeless style as double-hung windows but only the bottom sash is movable.

A sliding panel allows for easy operation – an ideal choice for difficult-to-reach areas.

Bay or Bow Windows:

Bay and bow windows are combinations of windows that reach out into the world. Even with limited wall space, they allow you to have more windows to capture the view.

Special Shapes:

Special Shape windows are available in rectangular, curved and angled. They can be used by themselves, as an accent or with other products, providing endless design possibilities.

 

Window Materials:

You can typically find 3 types of window materials: Vinyl, Wood, or Aluminum.

Wood 
For centuries, wood was the go-to material for window frames. However, as technology has evolved other materials have slowly begun to replace this natural material. 

Despite the growing number of synthetic options, many people still like the look and feel of wood. Wood can be a strong and warm material that provides adequate insulation and strong aesthetic benefits. You can paint, stain or otherwise customize wood as well. 

The negative side of wood is that it’s less resilient to the elements. Water can lead to rot over time and sunlight or heat can eventually create unsightly cracks and damage. Additionally, the best quality wood is on the more expensive end of window frame materials. 

Fiberglass 
One of the synthetic frame options that’s replacing wood is fiberglass. This increasingly popular material is a durable option that is resilient to weather and household use. This material also looks great on both the inside and outside of your house. It comes in a number of colors and styles that can fit your home.

Aluminum 
Aluminum window frames are not the best choice for the Northeast. Although this material is inexpensive, strong, durable and able to be painted whatever color you need, it doesn’t insulate well. Although popular in warmer climates, the metal conducts heat out the frame. This can hurt your heating bill and nullify any energy-efficient glass you’re installing. 

Vinyl 
Modern vinyl frames are designed to withstand the impact of harsh UV light on them over time. Vinyl has emerged as one of the most popular frame options. It’s a relatively durable and inexpensive option that comes in a wide variety of colors and styles. the biggest benefit of vinyl is how much insulation it can provide. 

Although vinyl frames are low maintenance and can help insulate your window, they are not as strong as many other materials and can’t be painted.

Window Color:

You have a few options of window color if you're getting custom order windows. Most in stock options are going to come in basic white, but you can get trendy black frames, tan frames or cream colored frames as well!

Energy Efficiency:

If you're interested in getting rebates for your windows, then energy star rated windows are for you! This will also do a great job at keeping your air in, and the elements out! It can decrease energy use and allow you to get more bang for your buck! Most windows are offered with Energy Star Options, so just ask!

We'll be honest, you can get windows at many places. But, what you want to look for in your window provider are these 5 things:

  1. Selection - Do they have what you need or want in stock or through special order?
  2. Price - What is the price like compared to the competition
  3. Quality - Are these windows their bottom level offer or will they actually last for 20 years?
  4. Service - Getting windows ordered and installed is a process. Only work with someone who is going to treat you right! This is a large purchase after all!
  5. Installation Team - Most people would have no idea where to start installing their own windows (and it's not a very good idea either!) You also shouldn't have to find your own window contractor. Find a retailer that offers window installation.

Why A Freestanding Tub Could Change Your Life!

Ah, the freestanding tub. I can’t tell you how many people in my life have said, “I want one of those so bad,” but fail to tell me why. Well, today I’m going to talk about why these baths are so appealing and continue to be such a hot commodity. If you have one, fill it up, grab the iPad, and read along as you slowly nod your head in agreement. If you don’t have one, I can guarantee that by the end of this post, you’ll at least consider it if you haven’t already.

Well, if I were you, I wouldn’t worry too much about contouring your entire bathroom design around the tub because it’s going to do that no matter what. The magic is within the perception of the person. We’re all so used to seeing the normal, most-common bathroom setting — fixed tub/shower setup, toilet, maybe a theme or something, but then you add something iconic like a freestanding tub and the eye is naturally drawn to the peculiarity. It’s more human nature than it is physics, and who doesn’t want that kind of reaction in any room of their house?

A Move to Green Flooring: Cork, Bamboo, Reclaimed Wood or Engineered Wood.

Natural, recycled and materials obtained from sustainable sources will be big in 2019 and beyond.  Options like cork, bamboo, reclaimed wood, and engineered wood are proving to be very popular choices. Cork, for instance, is non-toxic and is taken from the bark of the cork oak tree. It is non-harmful for the tree and the bark can be re-harvested around every 9 years- up to 15 times in its lifetime! Special care is taken to strip the outer bark without damaging the inner layer. Reclaimed wood or Salvaged wood can provide new life from old buildings. It may take more effort to source but with a quick search, you may be surprised to find several companies specializing in recycled wood products.

How to Declutter Your Kitchen for the New Year

Today, we’re going to give you our best tips on how to declutter your kitchen. As the new year comes in, it’s important to clear up your space, organize, and get yourself together. The kitchen can become a catch-all for an endless supply of dishware utensils, cooking tools and decor. It’s no wonder that it can become hard to find what’s necessary when you need it! Declutter your Kitchen

First – Keep, Store, Toss

When trying to declutter your kitchen, the more stuff you have, the harder it becomes. That’s why we recommend taking this time to sort. You can make this process much faster by simply asking yourself “When is the last time I used this?” If the answer is never, you put in the toss (or donate or sell) pile. If it’s been a year, you should probably store. This could be things like seasonal cooking supplies and appliances. If you’ve used it in the last year, you can most likely add it to the keep pile.

Second – Organize

The second step in clearing up your kitchen space is putting “like” things together. We all do this to some degree, but the more specific you can get, the better. Putting all of your large spoons together, your tongs together, and your specialty utensils grouped will make finding them so much easier. Instead of putting all of your pots and pans together, group them by size and type. large pots here, small pots there. Large skillets here, Cake pans there. Give them their own designated space. Declutter your kitchen - drawer organizers Utilize Vertical Space. Vertical space is often wasted, so make it work to your advantage. You can do this with so many add on products for your kitchen. It can be as simple as using hooks on the inside of your cabinets to hang things like measuring tools and pot holders. Use risers in your cabinets to give you additional levels of space, apart from your shelves. This allows you to stack much more easily and not worry about breaking your dishes. Declutter your kitchen - pull out pot racks Maximize Corners. Your corner cabinets are often hard to reach into or truly dead space. You can add lazy susans or pull out shelves to make the most of your space, organize better, and gain better access to these items. Carpet: What to Consider Before You Buy.

When you’re  shopping for carpet one of the first things most of us typically do is FEEL carpet samples. We want to imagine how this will feel to actually sink our feet into its luxurious comfort. But how much do you actually KNOW about carpet and what should you consider before making this big commitment?

The “feel”of a carpet sample is just the beginning step in your carpet search! Here we discuss some of the main things to consider when doing your research.

Do you know what your carpet is made of?

There are five primary carpet fiber options you need to know and the benefits associated with each fiber type. Evaluating the area and activities where you plan to lay carpet is a good place to start and will help you narrow down the best fiber choice for your particular need. 

The Five fiber options are:

  • Triexta– Highest performing & easiest to clean; less likely to mat down
  • Nylon-High performing less, likely to mat down; diverse in style and color options.
  • Polyester– superior stain-resistance, but unfortunately doesn’t have as good durability as Nylon or Triexta.
  • Olefin– Very durable & usually inexpensive
  • Wool– Natural fiber and durable.

There are four main carpet types to choose from.  All have pros & cons to consider, depending on the area of your home & the look and feel you want to achieve. You might choose a different carpet type for a bedroom vs. family room.

The Four main carpet types are:

  • Textured– provides an open canvas for flexible decor.
  • Twist– Delivers a casual and stylish look
  • Loop/Berber– provide a tailored look for more formal decor.

Choosing the right carpet padding for your home.

Carpet padding is just as important, if not more than the carpet you choose. Padding, or the cushion is the foundation of every carpet installation and helps to increase the lifespan and comfort of your carpet.  Padding is the real support structure for your carpet and will effect the life of your carpet holding up under constant wear & tear. Here is a great article comparing carpet padding to a bridge. The carpet=asphalt & padding=foundation. 

 The Six Main Padding types:.

  • Foam pad: Density is typically 2-5 lbs.
  • Frothed foam pad: Density should be 12+ lbs for durability.
  • Rebond pad: Density is 5-10 lbs.
  • Synthetic fiber pad: Usually rated in ounces but may be rated in pounds.

  • arrow-rightSlab rubber pad: Usually comes in 18-22 lbs

Most carpets call for a 7/16″ pad but that depends on the carpet fiber you choose but its important to follow the manufactures warranty pad requirements! Not doing so could forfeit your carpet warranty all together! So do your homework. If you find a carpet you are seriously considering, research it thoroughly online & from the actual carpet manufactures guide.

Never rely solely on a salesman or retailer to give you all the information needed to make an informed decision. We are not implying anyone is intentionally being dishonest. Only that, especially with major purchases, arming yourself with information is powerful & keeps you in control during the buying process. Usually with less regret!

How to Know When It’s Time for Window Replacement

Hello, everyone! I hope you’re enjoying your summer — driving around with the windows down, or maybe hanging around the house with the windows up. Wondrous things, windows. They allow the pleasantries of the outdoors, inside. Natural-light and warm sun rays are just a couple of the benefits windows provide, not to mention views. So, in essence, these assets are pretty significant to the homeowner experience. But how do you know when it’s time for a window replacement? Today, we’ll answer that question.

Window Replacement: Damages

It kind of goes without saying that if your windows are damaged, they need to be replaced. But what are some of the signs that tell you if your windows are damaged?
Warping
This is solely caused when wood absorbs water and expands, causing the windows to bend. The result is a obvious warped look that is anything but pleasing to the eye. Also, this gives your window more reason to crack and eventually break completely. Imagine a monstrous rainstorm heading your way just as your hear an ear-splitting crack coming from your bedroom window. Bad news, for sure. No one wants those problems.
Deterioration
Over long periods of times and excessive leaks from bad caulk jobs, the wood around your windows will begin to crack and crumble. The most important thing to note when it comes to windows is that water is your enemy. Any cracks that allow water to infiltrate your house need to be resolved immediately. And yes, you can try to repair, but when it hits this extent, the most effective solution is to replace.

Air Leaks
Run your hands along the sides of the windows. If you feel even the slightest wisp of air seeping through, it’s time for a window replacement. Windows draw in sunlight and let in fresh air, but their main function is to prevent the otherwise harmful weather from entering your house. Air seeping through obviously defeats this purpose, and what’s more, you’re losing money. Cash is literally flying out of the window because this seepage is combatting your efforts in regulating your AC. If you see a gradual spike in your energy bill, this is the reason why.
Painted or Nailed Shut
This is more commonly found in older houses. The windows are painted over or nailed shut, making it darn near impossible to open. I don’t have to go into extraneous detail for you to know why this is a problem, but this means that the windows haven’t been used in so long or they’re so old-fashioned that they’re probably useless.

Difficult to Open and Close
How your windows open and close should be as fluid as a cool, Summer breeze. If you have to yank, push, or pull with force then it’s safe to say it’s time for a window replacement. No one wants to dread opening a window during a nice day because your window sounds like a two-year-old teething every time it’s opened.

Window Replacement: You Want to Reduce Energy Costs

I mentioned this a bit earlier. Fact of the matter is, some windows are more energy-efficient than others. The windows we carry, Silverline by Andersen, all have the best Energy-Star ratings one can hope for.

This simply means that these windows, specifically the materials they’re made from, keep the heat and cool inside of the home. For example, wood offers the best insulated value, but the general upkeep and wear-and-tear can be tiresome, whereas vinyl is a practical choice, and is still energy-efficient through tight seal construction and insulated glass.

It’s no rumor that energy costs have skyrocketed in recent years, hence, the push for such products to be more efficient to stop the crisis. In essence, getting a window replacement now will ultimately result in lower energy costs, meaning more money in your wallet. So, if this is something you’re interested in, I’d HIGHLY recommend a window replacement.

Window Replacement: If You Want to Increase Home Value

You can’t really appreciate the look of a new window until you’ve replaced your old ones. It can completely change the look of your home, both inside and out. According to Modernize, a home renovation website, “overall, replacement windows are worth the money you’ll spend on them—you’ll recoup about 70 to 80 percent of your costs on your home’s market value. So if you spend $400 on a new window, you can expect that to increase your home’s value by $280 to $320.

Now, of course, this has a number of variables attached to it — location, the kind and type of window, single – or – double-hung — but as you can see, your windows are a tremendous asset to the overall value of your home.

Sell Your Old Materials

You may have not considered that you can sell the products that you remove from your home while undergoing a remodel.

I replaced my flooring last year because I wanted a style update when I saw a gorgeous reclaimed flooring from Builders Surplus. My laminate flooring was still good, so I sold all the flooring planks that we took up and go over $500 for it! That helped to offset the cost of my new flooring. 

If you're replacing cabinets, often your old cabinets are in decent condition and someone will be willing to pay for them. Just make sure they remove them, and they remove at their own risk. Or, you could carefully remove them and only sell what makes the cut.

Often people will pay for old windows and doors, as they're popular for crafts and even wedding props!

Don't forget that your old appliances will definitely fetch a good price, so post them on craigslist or Facebook Marketplace STAT to get some money in your pocket!

Look for Longevity

I've discussed this in a recent blog post, the difference between durability and price, how the former always win because of its longevity.

That continues to ring true. If you're looking for maximum ROI (return on investment)  you should be looking at premiere, high-quality, insanely durable building materials and products. But, that doesn't mean you have to spend more than you'er willing or able to.

What it means is that you need to find the best deal on a durable product. When you pay less for a product that lasts twice as long, you're saving the thousands.

An example would be CoreTEC Luxury Vinyl Flooring. It's scratch and dent resistant, as well as 100% waterproof.

It costs between $2.99 - $3.99/SF. It's moderately priced, but you're getting more bang for your buck. It can easily last 50 years.

If you paid $1.99 for a laminate floor, but it had to be replaced after 10 or 20 years, you're paying thousands for the flooring itself, and thousands more for the installation.

So even though the Luxury Vinyl is more expensive up front, you get money back by not having to replace flooring twice instead of just once, which can save you big money.

 If you're moving, it matters less, but it's still always something to consider.

Projects that Pay

Another way to get money back on your remodel is to get more for your home when you sell. According to This Old House:

An attic bedroom has an average cost of $31,366 with an average additional return of around $24k. That's a 73% return on investment. Adding an additional bedroom ads huge value.. A 3 bedroom, 3 bath house is worth more than a 2 bedroom, 3 bath. Livable space = money. 

A bathroom addition has an average cost of $14,216 with an average return of $11,704, an 81% return on investment. Knocking out a wall or two, installing a stand-up shower or providing enough room for a freestanding tub. Some good ideas! 

Here are the two big ones: Minor & Major kitchen remodels.

Minor Kitchen Remodel: Average of $14,773, with an average return of $13,039. That's an 87% return on investment, the highest on the list!

Major Kitchen Remodel: $38,769 cost; average Return on investment is $31,344; That's 80%! Kitchens are definitely where it's at.

Finished basements have also been known to increase home value significantly, as again, you're increasing living space. It could even be rented out!

New Windows: It has been estimated that mid-range vinyl window replacements can return as much as 77.5 percent at resale. Wooden window replacements, however, have a slightly higher ROI, at 78.8 percent.

Front doors actually have the HIGHEST return on investment at 101.8% upon resale. That's HUGE!

Why Durability is More Important Than Price in a Remodel

Today, I’d like to discuss a pretty important topic in the remodeling experience: Durability vs. Price. Now, as we all know, home renovation & remodeling can be quite expensive, which makes it easy to fall under the “cheap way is best way” mentality, but lets evaluate several ways in which durability actually makes your project cheaper, not more expensive.

Durability: More Bang for Your Buck

Flooring Example

Whether you’re in the process of selling your home or your home is rather outdated and it’s time for a change, the outcome is all the same: Renovation will improve value. For the most part, at least. 

For example, ripping up the linoleum in your kitchen or bathroom and replacing it with ceramic tile isn’t going to drive you to raise the price of your home in a significant way. But what it will do is appeal to the home buyer.

I think it goes without saying that when it comes to saying yes or no, to pulling the trigger during your home search, it’s the amenities that can make all the difference.

On the flip side, if you’ve just installed tile flooring in your laundry room, you’ve made a strong, choice. Linoleum has the tendency to stain easily, rip & tear at the edges, and quite honestly, is seen as a “too cheap” option. In essence, that kind of flooring doesn’t last long.

Additionally, if you keep replacing it every two to three years, you’re losing quite a bit of money on the long run. Replacing it with something as strong, durable, and long-lasting as ceramic tile may, yes, be a bit more expensive, but you’ll never have to rip up those floors again. Durability wins.

Kitchen Cabinet example

Another example would be your kitchen cabinets. Let us assume that the kitchen cabinets you open and close day-after-day are the same, ole relatively bland cabinets that you first set eyes on when you walked in. Now, I’m not knocking your cabinets by any means, but perhaps they’re looking a bit rugged (and not in the good way) these days.

Perhaps, the corners are withered from constant usage, the doors slam so hard, waking up the whole house because the hinges & drawer slides are giving way, there are countless spaghetti sauce, grape jelly, and bacon grease stains scattered across the surface.

They’ve had their run, right? It’s time for a change. So you come to Builders Surplus, sit down with one of our professionals and look at your options. Sure, you can go the less-expensive route, grab some in-stock Honey Ash cabinets, and call it a day.

But you’ll be right back in the same spot in five years because the durability just isn’t there in that selection. Again, not knocking  Honey Ash cabinets, but let’s call a spade, a spade, yeah?

In the Long Run

The reason they’re our least expensive option is because their craftsmanship, their features, their overall longevity is far inferior to, let’s say, Waypoint or Wellborn cabinets.

Now, alternatively, let’s say you sit down and check out the aforementioned and purchase a beautiful set of kitchen cabinets from Wellborn.

Is the price going to be higher? Yes.

But is the durability there? 100%

Are you going to thank yourself ten years down the road when they look and function as good as they did when they were installed. Absolutely.

That’s the key right there, my friends. It’s understanding that you’ll pay more initially for extreme durability, but in the long run, now only does it pay for itself, you’ve invested in something that could potentially last a lifetime.

The price of that linoleum or those Honey Ash cabinets that you paid for five years ago is not going to be the same when you inevitably have to replace them in a few years. It will be higher, and you will hate it.

Durability wins because it prevails, where price does not — it conquers time.

Sit Down & Plan

It's always a good idea to have a game plan, although most people tend to wing it in a remodel. That's something you should NEVER do.

Many homeowners do a project here and a project there, only to realize that their next project requires that they rip up the one they just completed!

Hindsight is, as they say, twenty-twenty.

Once the idea hits that you're ready to remodel, it's time to sit and plan. If you want to beat the budget, this is seriously the first step. Detail exactly what you want, and try not to worry about money or finances. I know that' s easier said than done, but understand that there are several financing options available. First, you need to plan what you want and what you want to accomplish. 

You want a kitchen remodel, right? Ask yourself what it looks like in the end and go from there. No one expects you to have every single facet or feature outlined, but it's a good idea to envision your ideal living space and go from there. Think big, narrow down later.  Think you'll be surprised on what you can accomplish with a little bit of creativity and open-mindedness.

Functionality: What's not Working?

Once you've planned your dream, your dreamscape, if you will..let's look at what's not working. For the sake of this blog post, I'm going to use the remodel approach of one my friends to sort of detail the steps. 

So, what's not working in your home? The gutters are leaking, making it sound like Niagara Falls on your front porch, the HVAC is on the fritz and needs to be tended to ASAP, or the guest bathroom toilet doesn't work and you're hosting Thanksgiving in a matter of months. All very pressing things. 

While you're jotting these things down, it's a good idea to ask yourself, "What's going to make me the most happy when this gets fixed?"

When people come visit, are you tired of having to show someone the bathroom in the basement or use the master bath every time? Those gutters kinda make it difficult to leisurely read during the incoming rainstorm, too, don't they. These are just, ya know, pains in the butt. Let's attack those before we get to the big things. That's how you effectively beat the budget.

Structural Stuff

Look at the things that you'd like done structurally. Understand, too, that the majority of these things can be done by yourself. The more you can accomplish using your hands without having to bring in more help and hiring a crew, the better. We're trying to keep cost down.

So for my friend, these were things like removing walls, side panels, wall paper, drywall damages...and paint. Little emphasis on paint because it's very, very important to get this done before the next step: Flooring. 

All wall work should be done beforehand. The last thing you want is paint drips, drywall mud, scratches and scuff on the brand new flooring you just purchased. This is why it's good to think ahead. It's time to beat the budget, friends!

Flooring

My friend quite simply didn't like the floors in her home. As soon as the two steps above were completed, it was time to get the flooring down. This is where the fun comes in as far as options go, too. There are a vast number of flooring options out there: Hardwood, Luxury Vinyl Tile, Laminate, Ceramic Tile, Porcelain Tile, Wood-Look Tile, Patterned Tile, and Carpet.

Each option has their own advantages and disadvantages, and it's not really a matter of, "which one's better?" Choose the option that best suits your lifestyle. If you have children or pets or both, then you're going to want something durable, scratch-resistant, waterproof, stain-denying, and low-maintenance. You could go with Luxury Vinyl Tile, an option that brilliantly exhibits all of the above.

Cabinets/Countertops

My friend built their countertops, so we can't really go off their experience for this aspect. BUT...if you want different countertops and prefer a low-cost option, go with laminate. It's a lovely, cost-effective option that will undoubtedly give you the look you seek; I'll advise you of something, though.

Your kitchen countertops are an overworked surface. I wrote it that way cause they really are. Reminiscent of Atlas holding up the entire world, that's a lot of stress we put them through. We cook, bake, chop, pound, grind, spill, bang, slice, cut, and cover all through that surface. Just because you go with a low-cost option doesn't mean it's better for you in the long run. I elaborate a bit more on that concept in a blog post right here.

The same goes for your kitchen cabinets, which are easily the most expensive aspect of your kitchen remodel. If you go for the cheap option now, you may find yourself in the same situation 3-5 years from now. Go for something with a more longevity, something durable, long-lasting, and equally as attractive and jaw-dropping. 

Backsplash

Now we can get kinda crazy with creativity. Kitchen backsplashes can do absolute wonders to the look of a kitchen. Go with Subway Tile or Mesh Back, maybe even Patterned Tile if you're not a messy cook. Throw in some deco pieces, create a unique design, and you have a cooking space that's as good and appealing as the dishes you may (or may not) create in them.

Time to Finesse

Now that you have the major areas of your home finished, let's tackle the less important areas: Bathroom, Living Room, Study, Dining Room, etc. We leave these last because we should finish the rooms that we, the homeowners, are in. It's okay to be selfish during this time, okay? Aunt Mary will be just fine if there isn't any crown moulding in the guest bedroom.

All right, there it is. A way to go about things without stressing over the budget. Sure, put a deadline on when you want it to be done, but give yourself a break. If it takes three years, cool, it takes three years. It's your home. 

If you do everything one stage at a time, you'll not only save on money, but you'll do so with low stress, mess, and hassle. Take things one project at a time and know that everything will be just fine. Best of luck, beat the budget!



The Lifespan of Your Flooring – Long Term Flooring Costs

Today we’ll be covering long term flooring costs. When purchasing flooring, most people only consider the initial costs – the cost per square foot of the material and the cost per square foot for installation.

 

However, there are other issues to consider. Sometimes, the cheapest option is not the most affordable regarding long term flooring costs. You need to weigh the life cycle costs, such as price of material and installation, maintenance costs, and how long it’s expected to last.

In 2009, This LCA study was commissioned by the Tile Council of North America and carried out by Scharf Godfrey in an independently. It shows the different materials and install cost per square foot in the Installed Cost column. Life Cycle Cost will show maintenance and upkeep over the years where Expected Life will show you how many years the flooring type is expected to last (when WELL KEPT).

 

The final column, Cost Per Year, will show you how much you’re paying per square foot per year, which will give you the best idea of what your most affordable option long term will be.

Keep in mind when you’re looking at these long term flooring costs that the life expectancy numbers are valid when kept up with very well. Flooring of any material, when treated improperly, can be ruined in a year or two. Keep up with your floor to get the best return on investment and keep your costs low.

Stone Tile: The Pros and Cons

Natural stone tile is one of the most beautiful tile materials around. They give warmth and beauty to a home and go with virtually any type of decor. Natural stones tiles are also eco-friendly, which makes them perfect for those who are concerned about the environment.

There are many types of natural stone, including marble, slate, granite, travertine, limestone and sandstone.

Each stone has its own unique properties, so make sure to research the specific material you choose to make the best decision.

Natural stone is very sturdy and durable, are well insulated and can be a great option for homeowners with kids or pets.

However, there are several things you need to consider before deciding on stone tile for your home. Just because you love the beauty and eco-friendly properties, doesn’t always make it the best fit for you or your family.

Cons of Stone Tile

There are several cons of stone tile, which many people are unaware of. The high cost of purchase is one of them. .

Some of the other issues with stone tile is the material itself. Some of them can be easily scratched or chipped, can flake off or can be brittle.

If or when damage does occur, it can often be difficult to fix.

Stone tile is also a porous material, which means that it can easily be stained if not regularly sealed. This means that it’s more high maintenance than other tile materials.

Stone Tile Installation

Installation of stone tile can also be tricky. It’s one of the heaviest stones, meaning that if your subfloor is not completely level, you can find that you tile may snap or break.

There are some other installation issues to consider when deciding on stone tile. Be aware that there’s a big difference between installing stone tile and ceramic tile specifically over wood framing.

Unfortunately, most people think stone tile products can be installed over a wood-framed floor in the same way as is ceramic and porcelain tile. This is completely untrue and will many times lead to a very costly replacement.

This is because tiles made from natural stone don’t have the same strength as ceramic tiles and they require a floor system that’s twice as stiff as what is required for ceramic floor tile.

The 2015 TCNA Handbook has only one approved method for the installation of natural stone tile over wood framing with backer board. Make sure you look into the requirements before you get started on stone tile installation.

Stone tile floor structures must be twice as stiff as ceramic tile.

Factors to Consider in Stone Tile Purchases

Here are a few of the factors you should consider in the purchase of an individual style of stone tile.

Stone Tile Grade:

Some retailers use a grading system to rate the quality of materials. This can refer to the size, shape, and thickness of the tile, as well as it’s surface condition. Here are the three grade levels and what they mean:

  • Grade 1 – high quality, uniform materials.
  • Grade 2 – materials with minor defects, such as chips, scratches, or irregular surfaces.
  • Grade 3 – major flaws in size, shape, surface, or chipping, making them appropriate only as accent pieces, or in certain rustic decorative applications.

Absorption Rating:

This refers to how porous a material is. The more absorbent it is, the more easily it can be stained or cracked under freezing temperatures. Sandstone being the most porous and granite being the least, which is basically waterproof as long as it’s sealed. Here are the absorption ratings:

  • Non-vitreous:  highest absorption level. Not great for damp environments.
  • Semi-vitreous: Less absorbent, but the more liquid they’re exposed to, the more maintenance they need.
  • Vitreous: Standard absorption level. Appropriate for low to mid traffic indoor and outdoor areas.
  • Impervious: Resistant to the absorption and easy to maintain. Great for high traffic areas.
  • Polished materials also absorb less water than honed or matte surfaces.​

Coefficient of Friction

This measures how slippery various materials are. The higher the coefficient, the more traction a tile will have. This is really important in potentially wet areas like kitchens or bathrooms.

Indoor vs. Outdoor Rating

Some stone tile options are better for outdoor areas than others.

Non-vitreous materials can be stained through dirt and acid rain, or cracked if they freeze and expand. Chose something with a higher coefficient to avoid slipping in weather conditions.

Oxidation

Natural stone materials are formed beneath the earth. Sometimes iron is present in these materials, which can show up as bright red and amber specs in the surface of the stone. The problem in an outdoor environment is that those traces of iron can oxidize, or rust.

How To Make Two Toned Kitchen Cabinets Work For You!

The two toned kitchen cabinet trend is here, and I for one am thrilled to see it! With all of the incredible kitchen cabinet options available these days, it's such a shame to feel like you have to pick just one! But if you're thinking about using this design option in your home, you may be wondering what your options are and how to do it. Today, I'm going to go over all of them with you!

Two Toned Kitchen Cabinets - Uppers and Lowers

The first way to utilize two toned kitchen cabinets is to do your lowers in one color, and your upper cabinets in another color. Typically you will always want to do the darker color on the bottom. That's because darker colors make spaces look smaller, so to make our kitchen feel as open and airy as possible, keep the lighter color up top. Those with small kitchens that want a darker color but don't want to make their space seem smaller are great candidates for this option. You get the best of both worlds!

Mixing Materials

Two toned kitchen cabinets are not all about paint. You can mix materials or finishes instead of colors. The kitchen below uses a darker wood stain on the bottom with a totally different wood species and stain on the top! Different wood species can have very different looks, so try this out to see if it will work best for you! You can also try mixing MDF, Thermofoil, Or Laminate Cabinets with Wood for a similar pairing.

Island Front and Center

This is a really popular way to use the two toned kitchen cabinet look. Add your bold color or material on the island! That way the main kitchen area looks very cohesive and the island looks like it was made to stand out. I love the unique baby blue on the island below! It works really well with the more traditional antique white cabinets and stacked stone around the fireplace. This creates a really eclectic space from what could have been very standard.

A Focal Wall

The next way to add two toned cabinets into your space is to create a focal wall that features your accent cabinet color. That wall can be any space in your kitchen that you'd like to draw attention to. I love how they've added the floating shelves in the same Cherry Autumn Color as the Waypoint Cabinets! This is a very fresh, modern look.

Today I'd like to dive into a trend that has swept across the home design in rapid fashion: The Wave of Greige. 

Yes, that wondrous combination of gray & beige has captivated the eyes of our fellow homeowners and renovators for, quite honestly, the past few years. Its gentle, neutral tones make it a perfect option for any space or room. It's an enhancement to any look and appealing to the eye. Let's check out a few of our Greige products.


Greige in Flooring

If you haven't heard of Luxury Vinyl Tile, otherwise known as waterproof flooring, then I encourage you to check it out. I won't go into incredible detail about -- that' s a separate blog post, previously written, but it's essentially cutting-edge technology that provides a great many benefits. And it also comes in a couple of colors & variations that have ridden this greige wave, so to speak.

One can definitely understand the appeal of this trend. Gray has by-and-large been a go-to color in the industry. The color, with its neutral tones, sits beautifully within the confines of any space. Combine it along with beige, another neutral tone, and you're left with a brilliant combination. 

Picture Blackstone Oak in a White Shaker kitchen with a pewter countertop, and you've got a masterpiece. Stone Oak would look absolutely riveting in a large space, say, a living room equipped with dark furniture, with natural light pouring in from the windows. Again, the versatility of this color is an ideal benefit.

Tile colors have also taken a liking to this stunning trend. I really wasn't kidding when I said it's taken the industry by storm, and not just flooring options as you'll soon see. The material, as well as the actual color, point out the finer details of greige. With gentle swirls and premium patterns, greige is not lost on this counterpart.

See what I mean about these colors exhibiting everything that's so fantastic about greige. We'll start with the first, and first of all, isn't that tile piece so appropriately named, Imperial Rome. Legitimately reminds me of a cathedral in Rome circa 5 B.C.

The second is a wood-look tile, another trendy material that's well worth the hype. Timber Saddle is a top-pick for those who want to create that highly sought after rustic vibe. The last but certainly not least is Kenzzi La Fleur Patterned Tile. I've seen these pieces on backsplashes, which I personally think is the best place for them, but also on floors.

I stressed it in the beginning of this post, Greige's claim to fame resides heavily in its neutrality. Flooring and tile are one thing, but when it comes to a design element that's eye level, the stakes are considerably higher aesthetically. I think we can agree that kitchen cabinets are a monstrous component to the overall kitchen design, yeah?

Top Ways To Increase Space & Style When You Remodel a Small Kitchen

1. Light and Bright!

The first thing you want to realize is that smaller kitchens need lighter colors to increase the visual appearance of space. It is proven that white makes things look bigger and black makes things look smaller (hence the reason we love wearing black!).

So white cabinets are a must. However, you don’t HAVE to go white if that’s not your think. Think dove grey, antique white, light taupe. But nothing will make it feel as large as white will. If you want to add another punch of color, do your lower cabinets in a different color and the uppers in white. That will still open up your space!

Lighter countertops will also help the space feel larger as well, but don’t feel that it’s a must to go white on white on white. Stick with lighter colors, but definitely mix it up!

 

2. Wide Tile

Backsplash is not only the best way to make your kitchen POP!, it’s also another great way to make it feel larger. Using a horizontal tile like subway tile or wood look tile, will pull the eye from left to right and make the space feel wider.

3. Open Up The Space!

One big step you could take when you choose to remodel a small kitchen is to actually give yourself more space. If that’s what you want, then why not try? If you’re already going through a remodel, taking down a wall won’t be too much more intrusive. The result can be incredible, like Cara Tolle’s small kitchen remodel below. 

4. Illumination is Key

Your going to want lots of light when you remodel a small kitchen. From pendant lights, to can lights, to under cabinet lighting, the more lights you have, the brighter and more open your space will look, as we discussed in #1.

Don’t just use lighting, though. Choosing a reflective backsplash can create the feeling of more space. Think mirrors, glass and metal!

One other way to use glass? In your cabinet doors! Having glass cabinet doors around your kitchen really makes it seem large! The downside is always having to have your cabinets organized!

5. Space Expanding Storage

There are a lot of fun ways to increase storage space. Floating shelves are a great way to add additional storage space on a wall that may not typically have cabinetry. You could also build hanging shelves! Nik-nacs are not always possible when you don’t have much space to work with, so try putting them on top of your cabinets if you have 30″ cabinets. 

Another idea is to use a hanging pot holder! Pots and pans take up a lot of space in your cabinets, so getting them out in the open can free up a lot of room for other things. Just make sure you love the way they look!

One other option is to put small cabinets on top of your regular cabinets way up high! They look great, but they can be hard to reach, so you’ll need to add a rolling ladder (if space permits). They can actually add a really cool style element to your kitchen as well!

6. Function is First

If your kitchen is small, you have to make sure that it is functional above all else. And I don’t just mean functional in terms of cooking, I mean you need to be able to store everything that you need without feeling like every cabinet is crammed shut. The rise of pattern tile is not exactly recent. Go to Italy and you’ll see pattern tile floors everywhere. It is not just a trend, it’s a timeless and classic look.

Some may give credit to Joanna Gains and her fixer upper designs to the increased popularity of pattern tile, and they’d probably be right. Joanna is an interior design powerhouse and the materials, styles, and looks that she uses in her hit show “Fixer Upper” have shaped the remodeling materials industry heavily in the last several year.
