2017 Tile Trends You'll Go Crazy For

 
 
We’re three months into 2017, everyone, and I hope it’s going as well as you’d hope thus far. Winter is nearly behind us, and pretty soon, we’ll be setting our eyes upon the beginnings of one of my favorite seasons – Spring. And with a new year, new trends begin to pop up, and that doesn’t exclude designs and styles in the home renovation industry, right? Today, I’d like to specifically discuss tile trends for 2017.

Not to mention, my personal favorite, wood-look tile. Elegant sleek feel of tile with the genuine appearance of wood. Exceptional. Alright, let’s look at what’s hot right now! Oh, look, this first one looks familiar…
 

Wood-Look Tile

A hot topic, indeed. But, honestly, no surprise here. Wood-look tile has been gripping homeowners across the nation for quite a few months now, and for good reason. It’s incredibly durable, maintaining the ability to withstand cracks, warps, dents, scratches, and chips. Perfect for those clumsy relatives you may have or turnt-up toddlers want to see what happens “when this glass meets that floor.”
Whatever the accident may be, wood-look will have you covered. What’s more is that you can install this tile anywhere. Yep, anywhere, including bathrooms. The material used in wood-look actually repels liquids. No more stains. No more mold. No more warping. That alone makes this style one of the finer tile trends of 2017, you know what I mean?
 

 
 


 
 

Hexagon-Patterned Tile

There’s just something about this design that has sparked a near insane interest in flooring departments everywhere. And, I get, ya know? When it comes to any designs, you must stick to what appeals to the eye. Sometimes regular patterns go amiss because of their standard square patterns, no matter how colorful or intriguing the tile is itself. But, you throw a bit of geometrical curvature down on the floor and you end up with something truly mesmerizing, extremely hard to miss, and downright jaw-dropping. Definitely makes the list for most exciting tile trends of the year.
 
 
 

 

Dark Tile

You know as well as I do that color is a primary element in any design. That statement continues to reign true through 2017, and now we’ve begun to see a piqued interest in darker tiles. If used correctly given the other elements in the room, a darker tile can exude relaxation and solace in a luxurious fashion. One of the more popular tile colors that we’ll see through the year is gray. It may seem like an ordinary, mundane color, but when used with other rich colors, you can get that relaxing, tranquil feel you’ve been looking for. Sidenote: Darker tiles are also obviously easier to clean. Just a plus on top of a plus.
 

 

Brick-Look Tile

Listen, I love the cobblestone look. Love it. It’s probably because of weird fascination with all things 18th century London, but there’s just something about walking across cobblestones that visually takes me across the Pond, holding a coffee, wearing a peacoat, and looking down the lines of cafes, wondering where I’m going to for a sip of tea and a crumb of a crumpet. But then again, maybe I’m not so weird because brick-look tile is one of the hottest tile trends to date and it exhibits the same feel.
People love this look because it’s different. It is far from your usual flooring. It’s a bit quirky, which for some is all the more reason, but it’s also a design that continues to amaze people. With that said, this design is not going anywhere fast. Expect it to be a hot commodity for some years to come.
 

 

Cement-Look Tile

Honestly, the all-encompassing hottest trend is flooring that looks like something it’s not. Wood-look, Brick-Look, and now, Cement-Look tile. It’s extremely endearing, folks. I’ve talked about it a few times in previous blog posts, but it’s just interesting to me that a material that is widely known for industrial purposes had made its way into people’s living room and hallways – in a glorious fashion.
 

 
 

Herringbone & Chevron Patterns

Another one that shouldn’t be much of a surprise. These patterns continue to “wow” people because of the inevitable. It WILL get your attention and nine times out of ten, you WILL like it. Now, yes it’s going to continue well into 2017, but I don’t expect this trend to last forever, honestly. It’s a pattern and once people start looking at the same thing for a long, extended period of time, well, they get bored. And then it’s onto the next attractive, more appealing design or pattern.

PRO: Additional Options to Impress Your Clients

How’s it going, professionals? I hope business is well, and that you’re so slammed with jobs, you honestly don’t know what to do with yourself at the moment. It’s better to have an abundance of jobs than to be stressing where your next one will be, am I right? Today, I’d like to discuss a few options, quite literally, on how you can maintain repeating customers in your queue. You’ll do this by simply impressing your clients in a way that shows off your finesse as a master of your trade.
In essence, you’ll suggest options that may have been overlooked in the initial design and will hopefully having your customers so satisfied with your expertise that they’ll go to no one else but you during their next renovation. To do so, I’ll break it down by a number of categories – kitchen, bath, flooring, tile, and doors – and provide a suggestion that one, enhances the look of the design, and two, will make your customer very happy that they called you. Cause that’s what it’s all about, right?

Kitchen Options – Crown Moulding

It’s no secret that cabinets are a significant factor in any kitchen design. They’re essential for the appearance of the kitchen style, but also for functionality as well. Typically, larger families require more kitchen space, from both the countertops and cabinets. The trick is to blend both together, using aesthetics as well as how functional the cabinets are to produce a design that gives you the best of both worlds. Those two words in bold, two lines above are yet another way to enhance the look of the kitchen without your customer’s digging too deep into their wallets.
The Crown Moulding option is one that can COMPLETELY change the look of a kitchen. Yes, it’s that drastic. It makes the difference of your standard cabinet look to something more elegant, elaborate, and sophisticated. At a pretty low cost. There’s a wide variety of options, too. Everything from extremely intricate designs to simple, smooth beveled edges. Just throw it out as a suggestion, and let your customers determine if they like the look or not. But – and I’m willing to bet – they’ll appreciate the tip.

Bath Options – Backsplash

Ah, talk about an enhancement. A tiled backsplash in a kitchen is almost mandatory once you’ve installed a couple during bathroom renovations. It’s simply a lovely feature, and I have a theory on why that is. Bear with me here, but a design is only as good as the components that it’s made of. Let’s take the color aspect of it all. If the colors do not work, the design does not work. But if the colors mesh well with another then it becomes appealing to the eye. So, when it comes to a backsplash, it’s just another asset, or component, that helps blend in the colors in the design.
Plus, look at the materials you’re dealing with, vanity alone. You have the color of the vanity, the color of the countertop, the wall paint color, accessories, and so on…and then when you add a backsplash, it just pulls everything together to make something quite extraordinary. Once again, low on cost, relatively easy on install, and tremendous on appearance. I love this option. Your clients will, as well. Take a peek at our backsplash tile options on our website. Flooring Options – Quarter Round

In the remodeling industry, as you know, you hear the phrase “finishing touches” multiple times in conversation. Putting in quarter round after you’ve installed the floor and finished trimming the room is simply one of those things you can do to really “complete” a room. That God awful gap between the base boards and the floor is simply not a good look, and yes, I know that some people are fine with it to lower costs, but the look is ten times better when it’s taken care of. Maybe twenty.
I’d definitely suggest this option if you’re renovating a wide, open area like a basement or something of that nature. Closets and storage rooms aren’t as important, but in rooms where there’s going to be a flow of traffic, where your clients will entertain their guests, and so on…this is an excellent option. It’s the dot on the ‘i’ and the cross on the ‘t’.

Tile Options – Decorative Mosaic

Out of all the options that I’ll list in this post, this is the one that I’d highly suggest. Especially if you’re installing a tiled shower or a backsplash. My father likes to call them “decos,” for short, and we’ve installed quite a bit of them for a number of clients. They absolutely love the look. To me, personally, I think it’s best exemplified in a stand-up, tiled shower. Placing them about eye level, the color blends (or contrast, if you prefer) just make it truly legit design.
Honestly, that’s as best as I can say it. It’s just a 100%, cool-as-all-get-out, bad@$$ design. Straight up. I implore you to at least suggest “deco” tiles when on your next tile job. It’s stunning. Door Options – Custom Paint it

You have many of your standard colors out there to work with, it is true. But, if you want to really make a lasting impression, suggest to your client that they purchase a custom paint to finish of their door. It may seem a bit…quirky, sure, but I’m telling you, it’s effective. Last summer, one of my father’s longtime clients had us install an exterior door for them. The lady of the house wanted the front door to “pop,” so we went with this Canary Yellow color.
\And I’ll tell ya what, if I wasn’t almost blinded while about 50 times as I applied the paint. Super bright. Vivid. Distinct. At first, I thought these characteristics were faults, but once we installed it, and drove up on it for the first time, I began to appreciate its vivacity. It drew the eye, and to me, that’s what mattered most. Suggest a custom paint color, urge your client to think outside of the box, to have a one of a kind feature in a home that will make it entirely their own. Suggest these options, and watch the effects unfurl.

5 Reasons to Work with Kitchen Designers

    Ya know, in my 25 years, I’ve learned a few very necessary things when it comes to learning about new concepts, ideas, or ideologies. This was especially the case when attending college, trying to acquire enough knowledge as I possibly could to generate good study material, take meticulous notes, so I could breeze through a Final or ensure that my 10-page paper included crisp, clear thoughts to get a certain message across. One of these highly necessary, often pivotal methods was knowing when and who to ask for help. It was easy for me to think that I could make straight A’s on my own, that I could push myself as an individual to fulfill the requirements it took to achieve that perfect score on an exam or essay. The same goes for planning your kitchen renovation. Sure, you may have what it takes to DIY it, from start to finish. But take note of your resources, the kitchen designers. During this post, I’ll explain why you should work with one.  

Kitchen Designers Are The Experts

I’ll lead this heading by finishing my story from the intro: As  I climbed that not-so proverbial hill (I studied at WKU) I learned that it was okay to reach for a hand or two, to ask for help even if I thought I had my head wrapped around a particular topic. Why? Because my professors were professional experts in the criteria that they taught, and I wasn’t going to let pride get in the way of an opportunity to pick their brains and gain a further understanding on the matter. Kitchen Designers Have The Vision

I know firsthand how difficult it can sometimes be to put a dream or what you’ve been envisioning for the past who-knows-how-long on paper or on a sketchbook. Fact of the matter is, not everyone has the capability to do this. You have some who have a plethora of ideas, but they’re not creatives, that is only to say, their mind doesn’t operate in which, say, an artist’s does or an architect. And, look, that is perfectly okay. Trust me, I’ve been working with my dad for over 15 years in the home remodeling industry, and we’ve come across multitudes of customers who express their interests in a kitchen or bath remodel or even a basement design, and when it comes time for the blueprints to meet the brain, they’re lost. And. It’s. O-kay. Then you have the people that are just naturally able to visually perceive another person’s vision. These are your kitchen designers. You tell them your thoughts, your ideas, maybe you’ve sketched it out on a pad or you’ve jotted down some measurements along with a little bit of detail. Then when you meet with a designer, they do exactly that, design your kitchen by drawing it out on the screen, so you can see exactly, precisely, what you’re looking at.

I’m not entirely sure if you’re familiar of how overwhelming the renovation process can be (no matter what area of the house it is), but it can get pretty stressful. There’s the initial planning, including finances, measurements, time frame, cost of material and labor, and many other aspects to it. When you talk to a kitchen designer, they have all the answers and resources to guide your hand 100% of the way. They’ll break it down for you, step-by-step, to ensure complete comprehension. Because, and let’s get something straight, this is your house, your dream, you are adding value to your biggest asset, your home. In knowing this, the kitchen designers want to make sure that the decisions you make are your own. You give them the info, and they merely smooth the pavement to perfection.      

Kitchen Designers Have Patience

Ya know, sometimes being indecisive is a good thing, you know what I mean? If you don’t know exactly what you want, it just means that you’ve recognized the variety of a certain material or design, and you want to make sure that you’re married the one that’s installed. When you meet with a kitchen designer, you’re dealing with people who understand the vastness of design. Through and through. We can most likely thank Joanna Gains of HGTV‘s Fixer Upper for this one. This isn’t exactly your Grandma’s wood planking. White ‘Shiplap’ is a great way to add farm fresh character to your kitchen. One of my favorite 2017 kitchen design trends!

Terracotta & Natural Stone

Natural stone is a very classic look that dates back to ancient times, so needless to say it is one of those trends that can come in and out of style, but remains a long lasting look. I love it on floors and walls and there are so many ways to use it for a beautiful result! Ledge stone is always a great choice to get this look. Brick Tile

I think it’s safe to say that I LOVE 2017’s kitchen design trends, because brick tile has been on my hot list all year. This is so beautiful on a backsplash, accent wall or the floor and can morph into whatever design style you’re going for. It can be country, modern, industrial, or traditional. Mixed and Matched

Two toned cabinets are another trend that is crossing over from 2016 to 2017. Upper cabinets are one color, lowers are another. You can even play around with door style! If you’re torn between two colors, don’t fret. Just get both!

Bold Colors

Emerald green, royal purple, bright blue can all be taken out of the paint palette and into your home this year! Bold kitchen cabinets are in. Marble

Black Cabinets

While white is still a top contender in 2017 kitchen design trends, black cabinets are definitly on the come up and deserve to be noticed! Black can be elegant and chic. Industrial or modern. Extra Large Islands

Extra large islands are in this year, and it’s for good reason. Kitchen islands are a primary gathering place for families and friends, during the holiday season and all throughout the year. They offer additional storage space and prep space. Many offer an additional sink that allows two cooks in the kitchen without being on top of each other. MADE IN THE US: One Reason to Love Wellborn Cabinets

  Admit it, when you purchase an item from a store and see the “Made in the U.S.” tag, it kinda sorta makes you feel good about your purchase, doesn’t it? I’d venture to say it’s solely because you know that you’ve just supported a company that has its roots instilled in the soil you walk on. It’s clairvoyantly clear that this company has pushed themselves in the right direction towards a better future, perfecting their practices for a safer, cleaner environment. I encourage you to visit the Better Business Bureau website on contractor services in the Cincy area. In fact, if you’ll click here, it’ll direct you to the full list that you’ll need. Once you’ve done this, call them.
Explain in as much detail as you can on what you want your kitchen remodel to be entirely. Once you’ve done this with each respectable contractor, it’s time to get estimates. This will determine your budget as far as labor goes. This number will dictate how much you’re willing to spend on the materials you’ll need – the other half of this process.

Remodel Time

Okay, so, the number one thing I have to make sure I get across is to be patient. Patience is key during this entire process. It’s going to be noisy, you’re kitchen will be gone as you know it, and it’ll never be the same. Cause eventually, it’ll be better. But, it’s important to note that you are losing some things, like the obvious, a place to cook meals.

Pretty important, I’d say. It’s imperative you take this into consideration. Make a temporary meal-making place, plan to have dinner with some neighbors, go out to eat at a family restaurant a couple nights a week. Ideally, you have a contractor that you trust, and you can go away for a little bit, but we don’t live in a perfect world, do we? In any case, have patience and solace in the fact that when it’s over…you’ll have your dream kitchen. Case closed.

Today we’re going to cover some simple ways to upgrade your kitchen cabinets. You also may be thinking of some ways to spruce up an area or two, you know, to really make a lasting impression. Since the kitchen is one of the main focal points during any time, and not just the holidays, I’d like to discuss some additions you can make to your kitchen cabinets that are easy, quick, and make a real difference!

Crown Moulding

It is with no surprise that this finishing material makes the list because they are created to serve this particular purpose – to inexpensively give an elegant appearance. Best part is, you’re not limited to just one design or fashion. You can make it simple, using crown moulding that has a few beveled edges OR you can crazy elaborate like the one pictured below. Glass-Paneled Cabinet Doors

I really like this look. To me, it makes the kitchen seem more open, you know what I mean? Installing glass-paneled cabinet doors gives your kitchen design more depth. You can show off some fancy china, decorative plates, or maybe your quirky collection of coffee cups. Either way, this addition is for everyone. Cabinet Scribe

Purely for aesthetics as opposed for functionality, this little finishing piece does wonders for the look of your kitchen cabinets. It is installed at the edge of the cabinet where it meets the wall, and is used to hide any gaps that may appear. This, people, is as simple as it gets, and it makes a monstrous difference. Cabinet Toe Kicks

Similar to the aforementioned, this finishing piece is pretty much just for the eye. Toe Kicks are used to cover the space between the floor and the cabinet, and once again just appeases the eye. It goes without saying that a kitchen island can be one of the most prominent features in the entire design, and not because it’s literally right in the middle of everything, although that plays its part. Today, I’d like to discuss a few DIY options that will make your kitchen island stand out in a very positive way!
 

Add Beadboard to your Kitchen Island

Adding this sorta subtle piece of decor gives your island a certain edge, a certain feel to it instead of plain ole cabinetry faces. The vertical lines give the island a grander appeal when one enters the kitchen, too. Keep in mind, you can also paint beadboard the color that you’d like, adhering it your overall design and style.

Using Reclaimed Wood on your Kitchen Island

Simply put, this looks is as legitimate as it gets. Seriously, no joke. Especially if you’re going for the rustic, antiqued look. It adds a certain flavor to the design, piquing an irresistible interest. If you’re looking for a simple way to give your island that well sought after rustic look to compliment your kitchen, I definitely recommend this idea.

Install Hooks on your Kitchen Island

Cause why not, right? You have this lovely island just chillin’ in the center of your kitchen, so I think it’s only fitting that you use it for storage! Duh. Put some hooks or some dowels at the edge of your island to hang coffee mugs, towels, and such. I feel like this gives the kitchen island more of a homey, comfortable look, you know what I mean? Not only does it look neat and it’s extremely useful, but it adds to the organizational element of your kitchen, giving you maximum functionality. This…is an excellent idea.

Much like the above, this is just another easy way to give yourself some more storage space or decorate it the way you’d like and put knick-knacks and sentimentals on them to make the design your own. Either way, no one has ever complained about extra shelving. Ever. Sidenote: Another great idea. Just saying.

Set Some Stools Around your Kitchen Island

If you have the room, then I supremely suggest this! It may not seem like such an addition at first, but wait till that first huge Sunday breakfast or when it’s your turn to host the Thanksgiving party, and you’ll begin to see its beneficial uses. Plus, it’s just as I explained in the intro, it’s simply a nice touch.

So, there you have it, folks. Just a few ideas to get the gears rolling! Just remember to never reject the opportunity to make the style of your home your own. It’s your niche, your sanctuary, and if it makes you happy, do it. You want a complete baby blue kitchen island? Do it. You want an entire island made out of Legos? Get it done. There is no bounds to your creativity, y’all. Embrace it…and use it. Also, I wasn’t kidding about the Lego island.

Trendiest Tile Flooring Options For Your Home

Tile flooring has and always will be an excellent flooring option for a number of reasons. You’ve got like Wood Look, Ledge Stone, Polished Porcelain and Decorative. And those are just to name a few. Today, I’d like to discuss some of the hottest trends out there right now, explain their uniqueness, and dive into some really cool designs that up-and-coming in the industry. Let’s get it!

Wood-Look Tile Flooring

Wood-Look tile has seriously been all the rage for the past couple of years, and I’ll be honest, folks, it’s not going anywhere. It’s incredibly durable, easy to clean, much cheaper than regular hardwood flooring, and it’s extremely versatile. When you use this material with an interesting, unique pattern, such as the herringbone (pictures above), it just sets it off. Also, wood-look tile can go just about anywhere in the household, a feature that regular hardwood flooring merely wishes it had.

Also, it’s pretty environmental. According to our friends at Daltile, nearly 20 million trees are cut down each year. Wood-look tile certainly doesn’t contribute to that number, and in its usage, as a whole we can decrease that number drastically. Just a little food for thought in that regard.
 

Cement-Look Tile Flooring

Now, I know what you’re thinking. Cement? Seriously? Isn’t that used in, like, garages and industrial factories, stuff like that? The answer is…yes, sure….and sort of. But you’d be surprised by how incredibly nice this material looks when there’s a unique design attached to it. Also, large format tiles works best for this material, specifically 32×32.

They also come in a variety of colors, like you’ll see above. I just think it’s insane how what was once purely used for industrial/commercial reasons is now an extremely hot commodity in the residential area, as well. Excellent stuff.

Brick-Look Tile Flooring

Easily my favorite of three hottest trends rights now, hands down. It has the look and feel of actually brick. Plus, we know that porcelain is an excellent tile flooring option, so this is almost a tried and true material of sorts.

I guess what really wows me about this particular material as a flooring option is the historical vibes I get from it. It’s like I’m in 18th century England, and quite honestly, it makes me want to write for days. It’s unique, it’s durable, and pretty quirky. Also, it’s to be noted that there’s a particular material, aged brick, that has seemed to rise in popularity.
 
So, there you have it! Three extremely popular, extra unique tile flooring options that have continued to drop jaws across the nation. Another side note, one of the main reasons for the fame is because you’re getting the look and feel of the material it mimics without the high price of labor difficulty. It’s a win/win all around.

It’s no secret that your kitchen is, without question, the primary spot in your home. Think about it, you wake up, and if you’re like me, breakfast is already in mind, so you’ll raid the kitchen with hopes of finding some bacon and eggs, maybe even some pancakes. But that’s just me. Point is, it’s the place where you prepare your meals, and with as much time as you spend doing so, you want to me comfortable, relaxed, extremely pleased in area you work in. Depending on how small or large your family is, you may or may not need to make some accommodations. It is in my hopes that this post will deliver some ideas for you and yours on making your kitchen design feasible for the entire family. Let’s get started!

Using Space in Family Kitchen Designs

kitchen designs Counter Space: Large family or not, having room to prepare your meals can go the distance when it comes to comfortability in your kitchen design. Trust me, after having lived in several apartments, it can be a nuisance moving things around just to have a place to chop up a couple of onions. Do yourself a favor and provide ample room for cutting boards, utensils, and your appliances like a blender or the microwave. Think about Thanksgiving, and how much more comfortable you’ll feel when the relatives come over and you’re not having to squeeze into a compact kitchen because there’s simply not enough counter space. You’ll thank me later. kitchen designs Walking Space:  Let’s face it, the kitchen brings in more traffic than L.A. does at rush hour. People are in and out grabbing snacks and drinks throughout the entire day, right? So, think about the amount of space you actually need and act accordingly. I cannot tell you how many times people have neglected precaution, ran with lazy kitchen designs, and want to know why their refrigerator door won’t open all the way. For example, my girlfriend is a tiny thing, barely 5”2′, and she’s constantly asking me to reach up and grab some ingredient or bowl from the top cabinet. I thought about getting her a stool, but that’s literally just another step to the cooking process, and no one wants to have to drag a stool out merely for a pinch of brown sugar. By all means, please, take your height into consideration and adhere your cabinets to it. Note: I say this meaning the actual, physical height of the cabinet as well as where you bolt them on your kitchen.

Quirks in Family Kitchen Designs

kitchen designs Adding stools/chairs: Much like the breakfast bar design, adding stools nestled underneath a countertop makes a kitchen more welcoming. It says, “this is not merely a place to cook, but a place to talk, as well.” Designer Eldon Long had this to say about his family-functional kitchen designs: “I wanted it to look more like a family room. The idea was, let’s make this a multifunctional space that we can use 24/7.” Taking a look at the picture below, you can see how well he achieved this effect. Families have a bond, right? One that encourages constantly through meaningful conversation and boundless unity. Making your kitchen emulate, say, a cafe allows for this space to be a place of conversation. kitchen designs Add a blackboard: Ah, my personal favorite. This idea screams quirky! Honestly, though, it definitely has its uses. Think about it, how many times have you went to the grocery and forgot something. Yeah, me too. Several times. Adding a blackboard not only adds character, but it allows family members to jot a list down or a special treat, making everyone aware. Fun, right?

Maintenance in Family Kitchen Design

Especially if you have little ones running around, you know how messy things can get. I mean, I just turned twenty-five, and I’ve been known to make a bit of a mess in kitchen. Just remember that some surfaces are more forgiving than others. In my opinion, 100% waterproof is 100% the way to go. If there’s any place where “accidents” are going to happen, it’ll be the kitchen, don’t you agree. Pasta sauce covers the countertop, a wine glass plummets and breaks, or the usual “I forgot to cover the blender” mistake arises, and you’re left with a mess and a half to clean up. My opinion? Silestone. It’s a Quartz, so it provides the elegant look without the weakness of granite or marble. It won’t stain, it’s non-porous, providing you with a low-maintenance surface that ease that tantrum you have when the ketchup bottle explodes for no apparent reason. It is a kitchen, anything could happen.

What Makes Some Kitchen Cabinets Cost More?

Today, I’m going to talk about why some kitchen cabinets are sometimes a bit more costly than others. We’ll look at the direct components of a cabinet, and discuss how each element has a set of options, some more expensive than others.

Kitchen Cabinets – Wood Species

Kitchen Cabinets Character Maple or Hickory: Hands down, without question, the most expensive. This species sports a strong grain, making it solid and extremely durable. It has a rustic, or country, look that is highly sought after, but at a steep price. Kitchen Cabinets Cherry: This is the more traditional approach, and definitely more expensive than most.  A cherry wood species stains magnificently, going on smooth and easy to soak in. Whereas some other wood might take a few coats, this one reveals an outstanding, fine finish with one. It has warmer, red tones and tends to darker over time. Kitchen Cabinets   Maple: Cost-effective, and paints quite nicely. It can also be updated! Although, there’s less grain in this species, it is a fine one for your money. Kitchen Cabinets Oak/Ash: Another traditional look, and relatively inexpensive as well. The grain shows right through this wood species, tends to be a bit rustic, and can also be updated! Kitchen Cabinets Medium-density fiberboard (MDF): This very affordable species is a painted option only, hence the low cost. But for your money, it’s an excellent option and looks great in any kitchen.   Cabinets-Shop-Ad     Kitchen Cabinets Laminate: Another more traditional approach, ranging from a simple design to contemporary. But be careful, this species does not do well next to heat and tends to yellow if it’s set to close to an oven. Kitchen Cabinets Thermofoil: Your wallet will love this option. It’s only available in white or linen, and is yet another wood that cannot withstand excessive heat.

Kitchen Cabinets – Door Options

Traditional (Standard) Overlay: Least expensive. The frame is visible between the doors. Full Overlay: Moderately inexpensive. The doors cover entire cabinet width. Inset: The most expensive option. The door set inside the frame. Slab: A bit costly. Boasts a flat, solid panel door.  

Kitchen Cabinets – Finishes

Kitchen Cabinets Standard Stain: Undoubtedly, the most cost-effective approach. It would be as if you bought some cabinets and applied the stain yourself. With this finish, the cabinet sides may have a laminated end that coordinates. Kitchen Cabinets Special Stain/Paint: This process is a bit more difficult than merely applying some stain, but the finish is that much better. Visually appealing, noticeable, but the sides need to be skinned to match, adding to the cost.   Cabinets-Shop-Ad     Kitchen Cabinets Paint Stain with Glaze: Painted cabinets are a hot commodity right now, and can make your kitchen a little bit brighter. By adding a glaze to stain or paint, the finish draws out the finer details. Kitchen Cabinets Finishing Techniques: Now depending on your budget, one of these features is an excellent finishing touch. Using a technique such as weathering, or the Vintage look adds character and lovely style, but of course, all at a nice price, too.

Customers want to know how much they should spend, what their top priorities should be and what design choices they should make. How Much To Spend On Your Remodel For Resale

This is one of the most important questions to ask yourself, and should be the first thing you tackle in any remodeling project, especially when you remodel for resale. If you plan on moving, we recommend spending less than 10% of your homes value on your kitchen, and 5% or less of your homes value on your bathroom(s). This is because you are trying to get the highest return on investment. You can only gain so much by doing a remodel, so you need to make sure you spend that magic number that allows you to make additional money on your property when you resell.

What Should My Priorities Be When I Remodel For Resale?

Bathroom Remodel for Resale Traditionally, some of the most important aspects of a home for buyers are the exterior, the kitchen and the bathrooms. However, when you remodel for resale, your specific priorities should really depend on where you live in the country, and in your city. You need to make sure that your renovations are in line with the area that you live. The first thing we recommend you do is talk with a Real Estate Professional and get their opinion. They should be familiar with your area and will help you get a good idea of the important factors in the neighborhood where you live. Take a look at open houses going on close by. Look online at listings that have recently sold. What features or amenities do those homes have? What did they sell for compared to what you would like to get out of your home? Do they seem to have a similar style? Are they more traditional? Modern? Do they all have stainless steel appliances? Do they all have updated kitchens? Hardwood floors? After you take an inventory of what other homes are offering, you’ll have a better understanding of what buyers in the area are going to be accustomed to. If all the homes have hardwood floors but you have slightly dated carpet, you may want to consider flooring as a high priority. If you are one of the few without granite countertops, that may be another important priority. Don’t focus on YOUR personal priorities, focus on the priorities that your market dictates.

What Style Choices Should I Make When I Remodel For Resale?

Kitchen Remodel for Resale Style choices are another factor that your area might dictate. Typically, we always recommend that you opt for a more neutral color scheme. Bold choices may deter some buyers, which is never the goal. When you do a beautiful remodel but go with a neutral palette, the buyer can more easily put the bold pops in there that work for them. This means white, tan, beige, or grey will be your best friend. When deciding on a style for your kitchen or bathroom, you want to stay true to the architecture of your home, while still keeping in mind the types of design that you’ll see in other homes in the area. If your house is a craftsman, you would not be making a good decision going modern in the kitchens or baths. Go craftsman. If your home is modern, go modern. If you have a traditional home, you have slightly more freedom, but again, check what the rest of the neighborhood or area is doing in those important spaces to get an idea of the style that buyers in your area prefer. We do suggest that you add some sort of WOW factor to your kitchen and/or bath, whatever that might be. It really will depend on the style and layout of your home, but adding one element that buyers will really remember, or will make your home stand out from the rest, is important. History has also told us that buyers really love granite countertops. No matter the price point of your home, granite is never a bad thing. If you want to go more high end, that’s fine too, but typically granite will satisfy most buyers.

What Are the Features Buyers Look For?

Pay attention if you’re trying to remodel for resale. According to a 2016 study by Zillow, there are a number of features that caused homes to sell for more, and sell faster, when mentioning these features in their listings. You would be wise to take these into account, as Zillow has access to a plethora of data that most of us don’t. While you don’t have to put every feature that it lists in your home, it is showing you what the general buyer is looking for in 2016. Choose the features that work well with your home, though. Don’t force something just because it’s on the list. Barn Doors Remodel for Resale
  1. Barn Doors – Homes mentioning “barn door” in their listing description sold for a hefty premium — 13.4 percent more than expected and 57 days faster. These rustic sliding doors are often found in modern craftsman-style homes, and are used on bedroom closets and kitchen pantries, among others.
  2. Shaker Cabinets – Listings touting “Shaker cabinets” sold for 9.6 percent above expected and 45 days faster.
  3. Farmhouse Sink – Homes boasting these trendy yet functional kitchen sinks can fetch nearly an 8-percent sales premium.
  4. Subway Tile – From kitchen backsplashes to showers, subway tiles are a beautiful and classic design feature that are sure to catch a buyer’s eye. Homes mentioning subway tiles in their listings sold for nearly 7 percent more than expected and 63 days faster.
  5. Quartz – Usually found on kitchen or bathroom countertops, listings with the word “quartz” saw a 6-percent sales premium. However, homes with “granite” only saw a 4-percent boost in sale price.

How to Finance your Home Renovation

Paying Out of Pocket for your Home Renovation

Pros: It’s finished. One of the main parts of the whole process is completed, and now the only worry is getting exactly what you paid for. In this option, you aren’t dealing with banks, interest rates, or payments. Your project has been solidified by one lump some, and you can now devote your time and energy peacefully without the worry of how much this is going to cost you in the future.
Cons: Depending on the project, things can get pretty pricey, and it can be hard to write that check when it gets into the thousands. If you’re working on a budget, dishing it all out at once can be more stressful than some of the other options.
 
Home Renovation
 

Paying by Credit Card for your Home Renovation

Pros: Your Bank accounts remain where they are for a while, and you’re not having to produce some astronomical number for your remodel. Like anything else, this establishes credit, and the more, the merrier, right? Speaking of, if you already have good credit, there are plenty of lenders that will offer 0% interest rate. This, in my opinion, is always the best approach if you can get into it, especially for small projects.
Cons: Interest rates can be a doozy if you’re credit isn’t up to par, and even then, you have to be cautious of expiration dates and the chance that those interest rates will sky-rocket if something comes up and you miss a payment. These credit card companies definitely do not mess around when it comes to missed payments. Missed payments could also mess up your credit, which is never a good thing.
 
Home Renovation

Home Equity Line of Payment for your Home Renovation

Pros: A Home Equity Line of Credit (HELOC) or a Home Equity Loan (HEL) are excellent options and can be extremely beneficial. HELs are a second mortgage on your home, they usually have a fixed interest rate for the lifespan of the loan, and you all of the money in one lump some. In most cases, they have you pay back the principle and interest within fifteen years or so with monthly plans. That’s not too bad of a payment plan, if you ask me.
Cons: Yet another process that can get pricey, after transactions and closing costs, this can feel like a primary mortgage. No one wants to pay more than you have to, so if this is the option you’re choosing, be sure to do your research.

Tile Grout Colors: The Thin Line Between Good & Great

Tile grout can really ruin the perfect image of a kitchen or bath, whether it’s strikingly different from your tile or it’s just plain dirty, and it’s often because grout is treated as an afterthought. It’s not particularly pretty and you kind of need it when installing any kind of tile. Take out advice and consider colored grout to take your kitchen tile selection from good to great!

A Quick Breakdown on Tile Grout:

Cement or Epoxy

Cement grout is the most common that you’ll run into and have installed in your home. Tile grout made form Epoxy is much more expensive and harder to find. However, epoxy grout does offer more resistance to water damage and staining.

Sanded versus Unsanded

Cement grout comes in sanded and unsanded versions. Sanded grout should be used when spacing between tiles would be 1/8″th of an inch or larger. The sand helps to prevent cracking or expansion/shrinkage of the grout between the tile pieces.

Sealing your Grout

You grout needs to be sealed. You can either use a penetrating sealer or opt for one that sits on the top, however the latter might get cloudy – especially when exposed to moisture.

Mastic

Great Grout Colors!

There are plenty of colors to choose from when deciding which kind of grout would be best for your home and project. We carry North American Adhesives cement tile grout and it comes in over 30 colors!
Typically there are 3 ways to choose your grout color. All of them are generally up to you and your specific tastes as well as the overall vision you have for your kitchen or bathroom remodel.

Neutral

It’s neither here nor there. Whites, beiges, and grays are usually a safe bet when installing tile with grout, especially for homeowners who are intending to sell.

Contrasting

This typically lends a more funky, creative look to the space – and that doesn’t mean it can’t be elegant or beautiful. It’s different, that’s for sure. White subway tile is a really popular trend right now and homeowners are cashing in with black or dark grout when installing it! Other times you’ll see contrasting grout is with more decorative tile.

Matching

This is the best option, especially when your tile is really expensive and it’ll work especially well in a smaller bathroom! The matching tile and grout colors make the area look seamless which can make the room appear larger and more open.

Dark versus Light Grout

The debate between these two shades comes down to whether you believe that darker grout is better at hiding dirt than light colored grouts or if it just always looks dirty. That’s really up to you. But often times grout and tile maintenance does require a little more cleaning and upkeep.

No matter what color grout you choose to pair with your next tiling project you’ll be able to find the perfect match (or contrast) to what you’re looking for! It can be a little harder to keep clean, but in the end you’ll have a gorgeous floor or wall tile that compliments your perfect kitchen or bath!

Pre-mixed Mastic vs. Powder Based Mortar

I’d like to dig into a construction element known as “mastic” today, and more specifically, the two forms it’s available in. If you’ve never heard of mastic, then you’re in for a little treat because it’s actually pretty neat stuff and has a variety of uses. Before I give too much away, let’s first discuss exactly what it is.

Mastic is an extremely strong adhesive most commonly used in a construction setting. It’s what builders use to seal windows, doors, cracks, but it’s most common usage is hidden beneath your feet. The substance is perfect for setting and bonding tile to concrete or underlayment board due to its properties. Once dried, it is nearly impossible to come off.

Trust me, I’ve had the honor of having to bust out a tiled floor that had been installed in a heavy traffic area for 20 years. Two words: Chisel and hammer. It’s 100% not how you want to spend a Saturday afternoon. Sounds pretty neat though, right? It’s origin is just as interesting. Mastic, coincidentally enough, derives from the resin of the “mastic” tree. Scientifically, this tree is named Pistacia lentiscus, and can be commonly found in the Mediterranean region, specifically Greece and Turkey. Now that you know a little bit more about it, let’s dig into the two forms.


Pre-mixed Mastic

Advantage:

In pre-mixed form, the adhesive tends to be a bit more solid, a little more consistent, making it easier to work with in most instances.

For example, if you’re installing tile for a standup shower, it would be more prudent to use the pre-mixed, so your material isn’t slopping around everywhere, creating waste.

Gravity can be a nuisance when doing projects like tiled showers or backsplashes in your kitchen and bathroom. If you’re not too careful, your workspace can resemble a typhoon rather quickly. And the cleanup is horrendous.

There’s also the convenience factor. When you purchase this kind of mastic, it’s literally ready to go. Take the lid off, grab your trowel, and get to work. It’s as simple as that, BUT like everything else, the convenience of it being pre-mixed comes at a cost.

Disadvantage: 

Depending on where you go, the price comparison is going to be different, but generally speaking, pre-mixed is ALWAYS going to be more expensive. Covering the same amount of square feet, you can typically purchase a bucket of pre-mix for $35 and a bag of powder based mortar for around $16.

It also doesn’t dry as quickly as powder-based mortar, especially if you’re using large tiles. In my experience, we always let shower tiles dry for up to three days before we let the customers use it. Just to be safe. Another thing, if you have to “double float” an area on a wall or the floor because it’s not level, pre-mixed can be a bit of a pain.


Powder-based Mortar

Advantage:

When working with floor tile, powder-based mortar is MUCH easier to work with, especially when working with an uneven floor.

Since you have to mix before applying, you are in complete control over the consistency, allowing you to manipulate if you need a more solid foundation in a certain area, or something a bit “runnier” and easier to work with.

If you’ve ever worked with floor tile then you know exactly how difficult it can be to ensure that every piece is consistently level. No one wants a rocky road in their hallway. I’ve always found the mortar much easier to spread across larger surfaces.

Mastic is a gummy substance, and it can seem like you’re putting much more effort than you need to across a wider surface. With mortar, simply mix it so the consistency isn’t so dry, and it spreads like butter.

Obviously, there are a lot of factors that come into play here like room temperature, how level the surface is, what size or kind of tile you’re using. But for the most part, mortar is the way to go in larger areas. Also, it’s way cheaper than premixed mastic. There’s a reason why, though.

Disadvantage: 

The process of making it can be crazily monotonous, not to mention messy. Plus, there’s the inconvenience of having to keep mixing when you’ve finished your last batch.

Maintaining the same consistency takes a bit of practice, as well. I can’t tell you how many head shakes or sighs of disapproval my father has given me because one batch it perfect in consistency and the next is terribly dry or way too runny. It does take practice, and I’ll go ahead and tell you, if you can’t stand the feeling of dry hands for hours on end, powder-based mortar is not for you. Just throwing that out there.

Using this form of tile adhesive takes some extreme precision, too. Not just in the aspect of consistency, but of neatness, as well. Long story short, things can get horrifyingly messy if you’re not used to it.

My dad and I have a very simple approach when it comes to using these two forms of tile adhesives. Simply stated, we use the premixed when we’re working vertically (shower tiles and backsplashes) and powder-based on horizontal surfaces (floor tile). We’ve done enough tile projects to know gravity can be your worse enemy.

They’re both outstanding products, really. It just depends on the type of work you’re doing and your personal preference. Much like Android vs. iPhone in that regard. Take your pick. Good luck on your tile project!
