There are many homeowners that overlook their windows. Where it may seem like a more boring feature of a house, I can assure you that it is not.

They do more than just provide a pretty view and let you enjoy that natural sunlight every day. They can increase or decrease your curb appeal, home value, or overall comfort and function of your home.

Maintenance and proper installation are key, but at the end of the day, old windows often just need to be replaced.

Today, we'll go through the steps on what you can do as a homeowner to make sure your windows continue to do what they do best - Shine!

Do I Need Replacement Windows?

This is question our window installation team is often asked. How do I actually know if I need to replace all my windows? Here are a few simple things you can do to find this answer:

  • Do all your windows open and close properly? Remember that windows are another exit way in case of a fire or a similar emergency and you want to be able to utilize them for fresh air!
  • If air leaks in, out, or around the window. This is where efficiency comes in. If there is a passage for air to come in and leave, then money is literally flying out of the window. No one likes high utility bills or inconsistent levels of comfort in their home.
  • Notice any condensation or fogging that occurs on or between the glass? They're not working properly.
  • Appearance wise, chipping, deterioration, or water stains on or around the window. To put it simply, stain equals water damage equals mold.

What are the Options for Replacement Windows?

When replacing your windows, you need to think about a few things:

  1. Style

In terms of style, you’ve got several options. 

Casement Windows:

Casement windows feature one hinged sash that swings out, welcoming the breeze in. These windows are coveted for their clean, uncluttered views and effortless operation.

Awning windows are hinged at the top and open out like a casement. They’re often placed above or below other windows – and over doors – for extra ventilation and light.

Double-Hung Windows:

Double-hung windows have two sliding sashes providing efficient ventilation. Raise the lower sash to allow in a cool breeze. Lower the upper sash to pull hot air from the ceiling outside.

Single-Hung Windows:

Single-hung windows offer the same timeless style as double-hung windows but only the bottom sash is movable.

Bay or Bow Windows:

Window Materials:

You can typically find 3 types of window materials: Vinyl, Wood, or Aluminum.

Wood 
For centuries, wood was the go-to material for window frames. However, as technology has evolved other materials have slowly begun to replace this natural material. 

Despite the growing number of synthetic options, many people still like the look and feel of wood. Wood can be a strong and warm material that provides adequate insulation and strong aesthetic benefits. You can paint, stain or otherwise customize wood as well. 

The negative side of wood is that it’s less resilient to the elements. Water can lead to rot over time and sunlight or heat can eventually create unsightly cracks and damage. Additionally, the best quality wood is on the more expensive end of window frame materials. 

Fiberglass 
One of the synthetic frame options that’s replacing wood is fiberglass. This increasingly popular material is a durable option that is resilient to weather and household use. This material also looks great on both the inside and outside of your house. It comes in a number of colors and styles that can fit your home.

Aluminum 
Aluminum window frames are not the best choice for the Northeast. Although this material is inexpensive, strong, durable and able to be painted whatever color you need, it doesn’t insulate well. Although popular in warmer climates, the metal conducts heat out the frame. This can hurt your heating bill and nullify any energy-efficient glass you’re installing. 

Vinyl 
Modern vinyl frames are designed to withstand the impact of harsh UV light on them over time. Vinyl has emerged as one of the most popular frame options. It’s a relatively durable and inexpensive option that comes in a wide variety of colors and styles. the biggest benefit of vinyl is how much insulation it can provide. 

Although vinyl frames are low maintenance and can help insulate your window, they are not as strong as many other materials and can’t be painted.

Window Color:

You have a few options of window color if you're getting custom order windows. Most in stock options are going to come in basic white, but you can get trendy black frames, tan frames or cream colored frames as well!

If you're interested in getting rebates for your windows, then energy star rated windows are for you! This will also do a great job at keeping your air in, and the elements out! It can decrease energy use and allow you to get more bang for your buck! Most windows are offered with Energy Star Options, so just ask!

2018 Remodeling Trends To Watch For

With a new year comes new 2018 remodeling trends. Each year we come up with a list of styles to predict, observe, love or hate. Here is what we've found to be at the top of the list for 2018! Let us know what you think in the comments!

1. Quartz Countertops

Quartz countertops are raining king of countertops. Granite has slowly been losing market share and is not longer in first place on our list of 2018 remodeling trends. Why? Well, quartz countertops offer very little downside. The opening price point of $58/sf FULLY INSTALLED (at Builders Surplus) is comparable to custom granite.

The variety of colors is so much greater than you could get in granite, especially solid white. It's stain proof, scratch resistant and heat resistant. Some brands are also completely antibacterial. Huge benefits, no negatives, at least in my book. We LOVE Quartz Countertops!

2. Gold and Brass fixtures

Whether you call it gold, or you call it brass, the fact remains: it’s a 2018 remodeling trend. The contrast of gold against colors like black, grey and navy can provide a stunning statement. You can even mix it up and mix metals, like black finishes! Trust me, you won’t regret it.

3. Effective Storage Solutions

Kitchens are one room that become cluttered and dirty fairly easily. In the last few years we’ve seen an increase in cool storage ideas, but we believe that 2018 is going to be the year that the market really embraces them. There are so many amazing ways to organize your kitchen to free up space, make it more functional, and fit more in your cabinets in a way that you weren’t able to do before! 4. Large format tile

One of my favorite 2018 remodeling trends is large format tile. Large format tile is a tile larger than 15″ on any side. This included wood look tile, which has become a huge trend in the last year. Large format time can make a space look bigger and it can be less expensive and time consuming to install that smaller pieces. When you use one style throughout a room, it can add a nice level of uniformity to the space.

5. Concrete Tile Styles

This year, I predict we’ll see more urban and industrial style spaces using tile that imitates concrete! Concrete can be hard to install if you don’t have it already exposed, so this is the perfect alternative! It gives you an upscale, yet rough around the edges look. Greys go with just about anything, so you can’t go wrong!

6. Cabinet Colors: White stays, grey grows, taupe is trending, color is coming!

White kitchen cabinets have been the top cabinet color for several years. It’s not going out completely. White cabinets can do a few things. They make a space look bigger, and give a feel of cleanliness to a sometimes cluttered space. It’s a timeless look that probably won’t EVER go out of style. But it is taking a backseat to some of the other hot colors of the moment.

Grey has been growing in popularity for the last 2 years, and we’ll continue to see that with more dove grey colors, a lighter and creamier grey than we’ve seen a lot in the past. Taupe cabinets are one of my favorite trends of 2018!

Stained wood cabinets have not been on trend in quite a few years, but this gives that natural wood feel, while still being a painted cabinet. You’ll see light taupe as shown below, but there are darker wood stains that are mixed with taupe that bring an elegance back to stained wood that we haven’t seen for a while.

Color is coming, people! Bold is no longer just for the brave. Well, you probably need to have a slightly daring style, but it’s becoming more commonplace to see brightly or boldly colored cabinets. Blues, such as navy, robins egg blue, and cerulean are all colors I’m loving on cabinets at the moment!

7. Dark Flooring

Dark flooring is making a come back in 2018! The rich dark stains contrasted against walls, window frames and furniture give a crisp and elegant style to any room. It feels upscale and sophisticated. While lighter floors still look great, we expect to sell a lot of dark wood this year!

8. Patterned Tile

Patterned tile is one of my favorite 2018 remodeling trends. I love is so much that I’m about to do my master bathroom floor in the tile top right :)! It’s fun, funky, and elegant all at the same time. It adds visual interest, movement and true style! This can go on floors, backsplashes, fireplaces or accent walls! It’s a great way to add pizzaz to any space!

9. Black framed windows

Black framed windows were very common decades ago, but they’re starting to make a comeback, and look darn good while doing it! This gives a more modern vide but can be used on any style home to give an updated feel. Love them!

10. Bold Interior Doors

Interior doors are no longer the boring, standard, 6 panel white doors you’re used to seeing. They’re colorful, they have unique patterns, designs, and materials used on them. Barn doors are used on any doorway and we’re absolutely loving it! It takes a boring necessity and turns it into a focal point in your home.

Old Windows: DIY Projects To Do With Them

Hello, everyone! Hope everyone is doing well thus far in 2017! I swear, this year has gone by crazy quick. Seems like yesterday that we were all opening presents and watching the snow fall. But make no mistake, y’all, Winter is coming. And with wintry weather, you’ll need legitimate windows. But what do you do with the old windows once you’ve replaced them? Today, we’ll discuss a few of those possibilities!

Chalkboard Window

I’ve talked about how cool & quirky a chalkboard can be in a design before in a previous post, and this is no different. Not only is it a unique concept, but it’s a fun way to not forget things as a family. You can jot a lists of groceries down, remind yourself about dentist appointments, or even write a little signature of love. All from a window that you were destined to throw out anyway.

This idea is perfect for those of you that adore the rustic style. If you have an old window that’s, for lack of a better term, “frayed at the seams,” you can repurpose it to look like an old, worn-out frame and use it as a backdrop to emphasize your favorite piece of artwork in the household. Throw it on the mantle, and it’ll become one of your favorite design elements of your living room.

Old Window Mirrors

It’s no secret that mirrors add depth to any room. This little project takes virtually no time at all, too. You can grab mirrors and just replace them with the glass ones, and you’re all set. The frame is your to paint, stain, or like the last, rough it up to give a bit of character. Place it on your wall on the way out for a quick-glance before starting your day, or maybe along a hallway.

Now, this is a really interesting idea. Essentially, you use your old window frame a medicine cabinet or just a regular wall cabinet. You can store your toiletries in there — TP, candles, cotton swabs, you name it, all in a fashionable manner.

This is actually a pretty common concept. You can use your old window as a uniquely-made collage full of your fondest memories. I’ve actually seen this in quite a few of my friend’s homes, and it’s a pretty good look. Definitely attention-grabbing.

In general, shadow boxes are crafty, cool projects. Shadow boxes made from an old window just emphasizes that statement a little bit further. If you’ve noticed, there’s a trend going here. Old windows are a cause for creativity. It’s an abstract element to otherwise fully-functional project.
It brings character to your home, and if you’re like me, that’s what matters most.

I’d say that this project would only work if you’re replacing smaller windows, otherwise it would be a bit of a nuisance. If it were me, I’d sand the window with a real fine sandpaper, apply a couple coats of paint, and then attach another handle to it. And then there ya have it. An sturdy, unique serving tray. And to think, you were going to throw your old windows away.

10 Winter Home Maintenance Tips That Pay Off

The fall is the perfect time to start thinking about winter home maintenance. This is because there are several things you need to do before the season begins to ensure a safe and comfortable winter season in your home.

‘High’ Priorities:

Gutters –

  • Gutter cleaning is critical to winter home maintenance. Remove debris from gutters. If water backs up, it can cause ice dams or leaks. It can also damage gutters or siding.

Roof –

  • Inspect and upgrade attic insulation and ventilation.
  • Purchase a roof rake for easy winter home maintenance on your roof.
  • Remove snow as quickly as possible after storms.

Trees –

  • Trees can be a big issue, so make sure they are part of your winter home maintenance plans. Keep an eye on any trees close to your house. Winter storms can cause trees to fall. Dead trees will fall much more easily, so if you have any in your yard, it’s best to remove them.
  • Trim branches close to windows or the roof. Snow can make them heavy causing them to break and potentially damage your home, or worse, someone!

A Clean Sweep:

Pathways –

  • Try to clear anything slippery, sharp or that is cluttering your path ways. When it’s cold and raining, snowing, icy or sleeting, these things could be dangerous.
  • Clear your pathways/driveway right away after a snow to avoid injury as well. The longer you wait, the more ice can build up.

Chimneys –

Have your fireplace cleaned by a certified chimney sweep every year for your standard winter home maintenance. It’s a safety measure since buildup of creosote from previous fires inside the chimney can actually cause a house fire. You’ll be using it a lot in the winter so it’s imperative that it’s clean before the season.

Water Woes:

Frozen Pipes –

  • As one of the most important winter home maintenance, pay attention to your pipes. Set your heat no lower than 55 degrees. The temperature inside the walls where water pipes are located is colder than the living spaces. This will help to prevent frozen pipes.
  • When the weather will be very cold, let water drip from hot and cold faucets overnight.
  • Try keeping cabinet doors open to let warmer air circulate around your sink pipes. If you open the cabinet doors, remove anything hazardous to children, like household cleaners.
  • For exposed pipes in your attic, basement, or crawlspaces, add extra insulation. Frozen pipes can be a pain, and busted pipes can cause TONS of damage to your home.

Water on the floor –

  • Use mats in entryways of the home, especially if you have hardwood floors. The water that is tracked in can easily damage your flooring. On tile, LVT or laminate, it can cause a slippery surface which could lead to falls, which is never good.
  • Set up an area for wet shoes to avoid tracking it throughout the house as well.

Hot & Cold:

AC/Furnace Maintenance –

  • Have your furnace or boiler checked at least once a year. We recommend this before the winter begins in case you need a replacement.
  • Clean or replace the furnace filter on forced hot air systems or have your furnace cleaned. Do this before winter as well.
  • Maintain your wood-burning stove.
  • When using high-efficiency heating systems, make sure that PVC vent pipes are free of any debris.

Energy Efficient Windows –

Poorly insulated or old windows can cause money to go literally flying through the cracks.

  • Check caulking around windows
  • Decide if you need replacement windows
  • Check to see if you need new weatherstripping
  • Make sure the walls around windows are sealed. If not, fix them.

Drafty Doors –

Your door can play a large part in letting in cold air, and letting heat out. Make sure that you check the things listed below as part of your winter home maintenance checklist every year.

  • Check to see if there are gaps around your doors
  • Check non-functional weatherstripping
  • See if you would benefit from a storm door for extra protection.
  • Open doors to unoccupied rooms to keep an even temperature throughout the house.
  • A new door also gives a great return on investment, so if you do need a new front door, don’t consider it a loss, but a win. You’ll save money on heating and cooling bills and give your home a facelift!

In any case, it doesn’t matter why you’re out shopping, but what does are the particulars for what you’re shopping for. Today, I’d like to dive into what you should look for when you’re buying a bathroom vanity.

Obviously, this is important, right? We can’t be having a too-small or too-big cabinet just chillin’ in the bathroom, not properly installed. That’s simply preposterous. So, before you go out, you should have the proper measurements. It’s known that vanities come in standard sizes, so you should be okay for the most part. But, for example, if you’re looking for a vanity that accompanies his or her sinks, then you need to know the exact measurements for them. So on and so forth.

Arguably, the most important, in my opinion. If you’re anything like my girlfriend, you have loads of cosmetic supplies. Now, whether those supplies are necessary is subject for another blog post, and not one that I’d like to write in fear of her finding it, but I digress. Shop for a vanity that accommodates your any and every need. If it’s a family bathroom, you might need quite a bit of drawer space. And, please, don’t be fooled by the “dummy” drawers. You know, the ones that look like they pullout, but then you try and you silently curse yourself. Sometimes designs aren’t quite as functional as you’d like them to be.

It’s safe to say that your bathroom has a certain style, a certain theme that you’ve incorporated for the entire room. But even if it doesn’t, some vanity colors are just going too look better than others in a certain area. This especially goes for paint color. You’re not going to put a dark vanity in a purple bathroom, are you? Here, I’ll rephrase that, you shouldn’t. Seriously don’t. But when you’re shopping, keep the colors of your bathroom in mind. Please.

Now, going along with what I’ve mentioned before about adhering to the design of your bathroom, you should keep in mind the style. There are many types of vanity styles – traditional, contemporary, rustic, modern, you get the gist of it. Bottom line is, you don’t want clashing styles in a bathroom. It’s way too small of space, so it’ll be highly noticeable, eye-cringing, and just overall extremely problematic. ‘Tis a no-go.

Some wood materials that vanities have to offer are more versatile than others. For example, if you’re wanting to create a rustic look on your own, instead of buying it as is, then you’ll need to purchase one that has the right material. Most come in hardwood, manufactured wood, metal, or glass. Wood is obviously the go to choice for pulling of the rustic look, sanding the surface, antiquing and aging it. So, if you’re like me, and have the tendency to get bored with the same look over the years, make sure you choose a material that allows your creativity to thrive.

When I say fixtures, I’m encompassing an embodiment of accessories here. Sink faucet, soap dishes, lotion pumps, toothbrush holders – the whole nine. The trick of perfecting any look or any design is having the ability to have each element of the room blend beautifully and accentuate authentically. You’d like it to look like each piece was literally MADE for the room. With that said, think of everything you’d like to incorporate and adhere your bathroom vanity it. The result is exquisite. With every design style comes a set of appropriate window styles. Contemporary homes are beautiful. They are elegant, with clean lines and uninterrupted spaces. Modern and contemporary homes have a very unique aesthetic. Because of that, you can’t just throw in any old window and expect it to coordinate perfectly. The style of window you choose should not only blend in to the modern or contemporary home style you’ve chosen, but it should enhance the look. How do you achieve the best possible look using contemporary window styles? You’ll need to consider the following characteristics of a window; Frame, grids, casing, color and type. We’ll show you below how to use each one to create the perfect modern or contemporary window!

Contemporary Window Type:

For Modern or Contemporary window styles, you’ll find minimal ornamentation. The main focus is on lots of natural lights, crips lines and welcoming the outdoor space. Because of this, large windows are key. You can do this in a variety of ways. Sliding horizontal windows are always a great option. They have narrow frames and slim profiles, which creates a very sleek and refined look. Patio doors are a great choice as they bring in more light, as well as add functionality. Moving glass wall systems are another awesome idea for contemporary style windows that can really transform your home into a true indoor-outdoor space.

Windows are not limited to the outside of your home only. You can use windows or full glass doors as room dividers that allow more of that light in, and gives the illusion of more space in your home.

Contemporary Window Frame:

We typically recommend aluminum frames when looking for contemporary window styles. This again lends to the industrial style of most contemporary or modern windows. Vinyl or fiberglass frames could be accepted, but you should typically stay away from wood frames unless your home is full of wood accents. Otherwise, they will just seem out of place.

Modern Window Grids:

Grids on the window glass are not suggested for contemporary window styles. It interrupts the flow of the eye and breaks up the outside space. If you are going to do some type of grid, a valence grid or very large grid, would be suggested. Also choose a metal grid as opposed to wood.

Modern Window Casing:

As the name would suggest, you should opt for a modern casing. Minimal and clean lined, modern casings often match the color of the wood or material of the rest of the window, blending in rather than standing out. On modern homes, the glass takes center stage in the design of the windows rather than the moldings. The cost for modern casing for contemporary window styles run from about $1 to $5 per foot.

Color for Contemporary Window Styles:

Most of my favorite contemporary windows are a dark grey or black. This gives your window the industrial look that is common in modern homes. If you opt out of the dark window frame, then you should look into a color that blends seamlessly with the rest of your home. Keep the trend of uninterrupted visual lines going, so that your eye flows right from the wall to the window.

Craftsman Style Window for Extra Charm

Ah, the Craftsman Style Window. Arguably, many homeowners favorite style of windows, and rightfully so! It alleviates the look of the usual, plain-jane and ordinary window to one of planned architecture. It’s just another way to add a bit of curvature into the design of your house, and cast some light on the beauty of a well-designed home. Take note, while these are not exactly considered a rare style, it certainly will provoke a similar reaction as if it was. Without further ado, let’s talk about some things you can do to achieve this lovely look of elegance in the windows of your home.

Craftsman Style Window – Getting the Look

With this style, it is ALL finish work. And I mean that quite literally. To achieve the craftsman appearance, it comes down to the finishing touches. What do I mean by finishing touches? The trim and the moulding. As this style is mainly seen and closely related to what’s called “Bungalow-styled” houses, you’ll find that the windows all have accompanied moulding and trim to them.

With that said, typically these types of houses are all seen with double hung grid windows in combination with casement awning and/or picture windows. This allows for more natural light to seep through.

Like I mentioned before, the prominent part about this look is the finish work. Craftsman moulding is what gives this style its name. It’s commonly found in the American Bungalow, as well. It’s easy to install, very affordable, and big, which just adds to the look. If you’re starting from scratch, make sure you apply a high-resolution paint job. I’m talking PURE-WHITE finish, make it shiny, glossy even. It’s an added element to that style that shouts at you…in a good way, of course.

Once you’ve trimmed out the entire window, the bottom, top, and the sides, you’re pretty much almost there. Now it’s time to fill the gaps with caulk. Once again, another finishing touch that is super important to achieving this look!

Allow the caulk to dry for a solid 24 hours. You can never be too sure with that stuff, trust me. Make sure the whole area is clean, the caulk beads look straight and in unison, and there you go! You have it! The craftsman look!

Ultimate Summer Energy Efficiency Tips

Energy Efficiency – the words are spewing from peoples lips! With climate change and the rising cost of energy everyone is looking for ways to not only reduce their carbon footprint and energy consumption but they’re also looking to reduce the cost of their utility bills! Just remember there’s never a bad time to make your home more energy efficient and often times it’s getting started that’s the hardest part because there is so much information out there – even I hardly know where to start!

What is Energy Efficiency?

The International Energy Agency defines it as:

Energy efficiency is a way of managing and restraining the growth in energy consumption. Something is more energy efficient if it delivers more services for the same energy input, or the same services for less energy input.

So using lightbulbs as an example, a CFL (compact fluorescent) bulb that uses the same amount of energy as a regular incandescent but produces more light would be considered energy efficient – as would an LED (light emitting diode) bulb that gave off the same amount of light but used less energy!

Ways to Increase your Energy Efficiency

Lightbulbs

This is probably the easiest and most obvious step that you can take to get started in making your home more energy efficient. Sure, CFL and LED bulbs are more expensive but they can last up to a decade and contain less mercury than your standard incandescent lightbulb!

Air Conditioning

Don’t keep your air conditioning running! Instead, turn it off when you leave your home. Alternatively, when you are home, fans and open windows are a great, low-cost alternatives!
If you live in a climate where summer nights are cooler, consider turning off your AC and opening your window to allow a nice breeze to flow through.
And of course, have your AC unit inspected and tuned up to keep it running at it’s best!

Windows

Replace old or drafty windows – not only will this increase your energy efficiency but it’ll also increase your homes return on investment!
Keep your blinds closed during the day, especially when you’re not at home! This blocks light and heat from getting in keeping your home cooler!

Appliances

Turn off or unplug appliances that aren’t being used! Yes, even appliances that are plugged in are still using some energy. It might not be a lot, but it still is.
Wash with cold water and run your dryer in the evening to reduce heat.
Cook outdoors or in the evening. A conventional oven and stove can raise your kitchen’s temperature as much as 10 degrees!
Move your spare fridge indoors or in your basement if it’s in the garage. This will keep it from having to work as hard to keep your ice cream from turning into flavored milk!

Pools

Use a pool cover when your summer oasis isn’t in use. This will prevent heat loss up to 80% (especially at night).
If you have a variable speed filter make use of it at try reducing your filtration times as the water still appears clean. Some filters may only need to be ran no more than 6 hours a day.

Renewable Energy

Solar panels, wind turbines, hydro-electricity, etc. – these are all options for those who are really ready to take that step towards using renewable energy and it can be expensive to get started with; and you don’t have to do it all at once, you can use a combination of conventional and renewable energy resources to get the most bang for your buck!
Energy efficiency is a pretty big deal now-a-days, and there are plenty of easy steps that you can take as a homeowner to help reduce your carbon footprint and utility bills while also increasing the ROI on your home and your energy consumption! There are new technology being released everyday that helps to elevate our standard of living while also keeping a conscience about the future and and impact we have on our planet – Heck, Germany got so into the energy efficiency thing that they had a surplus of renewable energy this year and had to pay their citizens to use it! Precision is not required since the silhouettes are supposed to appear as shadows and are expected to be slightly abstract and distorted. Exercise your creative freedom by drawing your own design and once you cut them out, apply them to the window using transparent tape.
